The Firm

Real estate is more than the asset.

Kaplan Property Group is a multifamily developer based in Columbia, South Carolina, working in North and South Carolina. We identify sites, test them against the market, take them through zoning and design, arrange the capital, oversee construction, and plan for how the property will be owned and operated after it opens.

The property is only part of the picture. A project moves forward when the location, the demand, the site conditions, the cost to build and the plan for operating the building hold together. When they don't, we would rather pass than force it.

Our Approach

How we decide what to build.

Most of the outcome of a development is set before construction begins — by the choice of location, the reading of the market, the constraints of the site and the decisions made in design. We work through those questions in order, and we stay involved through execution and into ownership.

  1. Understanding the OpportunityA site is never evaluated on its own.
  2. Market and SiteLocation and site conditions set the limits of a project long before design begins.
  3. Design and DevelopmentDesign has to answer to the people who will live in the building and to the realities of building and running it.
  4. ExecutionMost of what determines a project's outcome happens in the details of execution: keeping the architect, engineers, general contractor, lenders and municipal staff working from the same information, making decisions on time, and addressing problems while they are still small.
  5. Long-Term PerspectiveEntitlement and construction are steps, not the goal.

The Carolinas

North Carolina + South Carolina

We work only in North and South Carolina, and the focus is deliberate. Both states have growing employment centers, established cities and towns, and housing needs that are changing as people move in. But the region is not one market: demand, competition, approvals and building costs differ from one city — and one corridor — to the next. Staying in the Carolinas lets us learn those differences first-hand and choose locations carefully.

Partnership

Built for Long-Term Partnerships.

A development involves landowners, capital partners, lenders, brokers, architects, engineers, contractors and municipalities. Each of them needs to know what to expect, get accurate information, and see decisions made the same way from the first site visit to the last unit leased.

Alignment
Before land is under contract or capital is committed, we agree in writing on the business plan, the timeline, who decides what, and how the partnership will handle changes in cost or schedule. Most disputes in development come from expectations that were never written down.
Discipline
Every opportunity is tested against the same questions: is the demand real, can the site be built on at a reasonable cost, does the design suit the market, and does the budget hold with sensible assumptions. If a deal only works under optimistic conditions, we pass on it.
Communication
Partners and lenders receive regular, plain reporting on budget, schedule, leasing and risk. When something goes wrong — a permit delay, a cost increase, a soft quarter — they hear it from us early, along with what we intend to do about it.
Long-Term Thinking
Choices about materials, building systems, unit layouts and amenities are weighed against maintenance, operating cost and how the property will compete in its market years from now — not only against the construction budget or how it looks on opening day.

Places matter.
So does the way they are built.
